What is a preapproval and do I need a preapproval?

A preapproval is a preliminary decision based on the information provided during the application interview. This application has not yet been approved and a written commitment has not been issued. The preapproval shows strength in your offer. It proves to the sellers that you can afford the property. If two offers are submitted on a property exactly the same, the seller would be more likely to accept the offer with the preapproval versus without. Ultimately it helps you understand your buying power and budget. It is wise to get to get a pre-approval from an accredited financial institution in the Pittsburgh Region or the area that you are relocating from or to. Having a person that you can speak with during the process is always a plus in complicated situations.

Should I look at houses all over the Pittsburgh region?

Most people only get a couple days off a week. Using what precious time they have off from work to spend time with family and friends enjoying life. Narrowing down your area will not only maximize your efforts but it will still allow you to have some relaxation time. Picking a specific area can also help you understand the market in that particular location. All areas in the Pittsburgh region are different. A four bedroom home in one area may sell for more than another area. Some areas where land is scarce homes will hold different values than places where land is abundant Ask yourself if you want to be close to work, friends or family? Do you prefer a country setting, suburban life or city living? Just thinking about what area you want and the help of your local Pittsburgh Realtor will narrow down your selection.
