It’s not an end all be all

Guess what…if your lifestyle really changes in a few years or you need to move for work, don’t worry.  If you decide you don’t want a townhome anymore, you can buy a house.  If you don’t want a huge house anymore, you can buy a smaller one.   You are not stuck with that purchase forever.  In today’s world, people move way more than our parents.  It is a global economy and our jobs might require us to adjust.  This means you might not be in your first house for 50 years.  You might not even be in it for 5.  Who knows what the future holds?  One thing is for sure if your life does change and you need to sell your house, I will help you get the best price possible, in the shortest amount of time with the least inconvenience to you.

It’s ok to ask questions

You are not expected to know all the answers.  That is why it is important to choose a Realtor that will take the time to answer all of your questions or at least point you in the right direction.  The process is complicated and constantly changing.  There are new financial regulations every day.   There are many things to think about.  How much money down?  What is FHA?  What is sellers assist? What are my deadlines for inspections? What is hand money? What is radon? What are oil, gas and mineral rights?  What do I need to make an offer?  What are my closing costs and monthly payments going to be?  And, the list goes on.

You won’t find the perfect house.

Even if you do, you will probably change quite a few things to make it your home.  Even clients of mine that built their own house wanted to change a few things a few months after moving in.  If the house has a great feeling to it, fits your needs as far as size and location and has most of the things you are looking for, it is probably the one.

I thought my house was perfect.  We didn’t need to do anything to it, but we did.  We got new floors in the living room, dining room, and kitchen.  Got new counter tops in the Kitchen and rearranged the cabinets.  We painted pretty much every room and got new carpet in a few rooms too. Pretty much redid the entire landscaping outside. We made the house our home and you will too.

What happens after closing?

Something breaks…

You just shelled out a ton of money for a down payment and closing costs on your new home.  You moved in your house and 2 days later the furnace breaks! During the buying process, it is wise to have a home warranty on your new home.  It will help cover those items that could break.  Most home warranties are good for 1 year from the purchase date of the home.  Ask me for more information.

We need a contractor, plumber, interior painter, landscaping crew…

It is a big decision.  The paperwork can be exhausting.  Buying a home is an emotional process, but it should be a happy and exciting one.  At the end of the day, I want my first time homebuyers to feel relief that every aspect of their transaction is handled with the utmost professionalism.  I want them to ask questions and truly understand the process.  The more a person knows the more comfort you will have with the situation.  I want my buyers complete trust that every detail of their deal will be taken care of in a timely manner and they will stay informed every step of the way.
